Overview

New Era is an existing 1930s built housing estate in Hoxton, Hackney. Dolphin Living acquired the estate in December 2014 and is planning improvements and have put in a new management regime pegging rents to occupiers’ ability to pay. 

The criteria and application process is different to our other schemes and we take direct applications for New Era flats.

Local Life

New Era Estate is located in Hoxton, the estate includes 12 shops, and actor, comedian and social campaigner Russell Brand owns a cafe there which is being run by local people.

Are you eligible?

You must live or work in Hackney or the City of Westminster and be able to pay the rent without recourse to Housing Benefit. Full criteria can be found below.

Rents

Rents are set using our unique Personalised Rent model; a ‘means-tested rent’ where rents are not set according to the property size, but according to the tenant’s circumstances.

We do this by using the Joseph Rowntree Foundation’s research into living costs to calculate how much rent a tenant can afford to pay. The final rental figure is determined by household size; the age and the needs of those people; as well as household income. 

Applicants must be able to pay the rent without recourse to Housing Benefit.

How we allocate apartments

The following criteria will be applied in the prioritisation of applicants and the allocation of apartments:

  1. Under-occupying or overcrowded New Era tenants and those with a medical need to move: 
    1. New Era tenants who are currently under-occupying by 2 spare bedrooms and wish to downsize
    2. New Era tenants who are currently under-occupying by 1 spare bedroom and who wish to downsize
    3. New Era tenants who are overcrowded
    4. New Era tenants where either they, or a member of their household, has a severe illness which means they can no longer live in their home (as confirmed by a medical assessment)
  2. Existing local authority or registered provider tenants within the London Borough of Hackney who are employed in the City of Westminster
  3. Other residents in the London Borough of Hackney who are employed in the City of Westminster
  4. Residents living within the City of Westminster who are employed in the London Borough of Hackney
  5. Other eligible applicants not falling within the categories above, who live in the City of Westminster
  6. Other eligible applicants not falling within the categories above, who are employed in the City of Westminster
  7. Other eligible households not falling within any of the above categories 

Homes will be offered to applicants from the highest priority group first and cascaded down to the next priority group, until all available homes have been allocated. Where two applicants from the same priority group wish to accept an offer, offers will be made to:

  1. The applicant with the lowest household income for one bedroom properties (followed by earliest registration date should a tie exist between applicants)
  2. The applicant whose household has the greatest housing need for the number of bedrooms for a two bedroom property (followed by lowest household income, then earliest registration date should a tie exist between applicants)
