Dolphin Living own 630 homes and have nearly 200 more homes under construction.
We expect to invest £300m by 2020 and have funds available to make suitable acquisitions. We can move quickly. We acquired the New Era Estate in Hackney in December 2014 (96 apartments) within 30 days.

Where we want to be
We’re based in Westminster. We’re committed to delivering high-quality housing for working Londoners, for people in and around the City of Westminster. Our development programme currently extends to nine inner London boroughs: Westminster, Camden, Hammersmith & Fulham, Hackney, Lambeth, Southwark, Waltham Forest, Ealing and Lewisham.
Dolphin Living works throughout Inner London and accessible well located areas of Greater London. Our smallest scheme is 16 units at Lanhill Road, Maida Vale and our largest is 77 units at Kennington Lane, Lambeth.
Robert EvansWe chose to work with Dolphin Living on The Plimsoll Building at King’s Cross, because they bought into our vision for this world class building, combining mixed-tenure residential, an inspiring education campus, retail and community facilities. Dolphin’s intermediate rent model is an important part of the housing offer at King’s Cross and their investment in high quality design and finishes, combined with a focus on long-term ownership, adds real value to the project and makes them a valued partner.

We are looking for existing property investments, new build stock and development opportunities with or without planning permission.

Working with you: S106s and JVs
We want to acquire properties for affordable housing from private sector developers to fulfil their Section 106 requirements. Dolphin Living has a strong track record as development partner. We have worked with Argent at Wollstonecraft Street, Kings Cross (73 apartments) and Barratt at 2 Hopkins Street, Soho (65 apartments), and with Thorney Street, Millbank, SW1 (67 apartments).
We are also joint venture partner with Westminster City Council to deliver a new sports and community centre and approximately 73 apartments at Lanark Road, Maida Vale and with the Westbourne Park Baptist Church where we have re-provided a church and children’s library and 33 new homes in Bayswater, W2.
